Born from an initial need to broaden the capital and operating base of a third generation family business, we reworked and then acquired properties that could become destinations.

This site, which was formally the home of a builder’s merchants, is situated on the Sheffield outer ring road, directly opposite Sheffield Arena, an internationally recognised concerts/sports venue. The content of the scheme, which was negotiated and agreed with Sheffield City Council, was a development incorporating 2 Office units, and a ‘Drive-thru’ fast food restaurant.


Located on the Old Basingstoke Road only minutes from the M4 this site was put together from an abandoned Yugo car distributorship and an accident repair garage, both held in unique ownerships. The sites were derelict, and we worked up an acceptable plan with Reading Council to develop a 4,700m2 timber merchants on just over 0.5 hectare.

A former listed tram shed in the centre of Guiseley, Leeds, used as a DIY store we looked for opportunities to maximise value. We submitted a draft proposal for a mixed-use redevelopment incorporating a 27,000sq.ft Health and Fitness premises and 19 apartments.
The premises now trade successfully as a Nuffield Health and Fitness centre, and all the residential units were sold and fully occupied. The scheme received praise from several parties for its innovative use of a former listed building and subsequently received an award from The Royal Institution of Chartered Surveyors (RICS).


Previously a Yorkshire Water sewage works this site was assembled from two parties and an application made to Sheffield City Council for a modern 22,923m2 timber manufacturing and distribution yard incorporating a 2,200m2 trade counter and 800m2 of offices.

This is a 10,000m2 DIY store with a 200m2 garden centre and 200m2 builders merchant yard. It was built on a timber merchant’s distribution depot. We gained planning permission, managed the build programme, services diversion and related highways work and held the property as an investment until 2015.

Originally a shipbuilder’s plating shed sitting on 2.5 hecatres, the site was identified after extensive searching as suitable for conversion into a timber merchants with a trade counter facility. Planning permission for conversion of the 8,000m2 building was applied for and granted. The refurbishment was extensive and complicated but was successfully completed on time and on budget.

Anchor Point was the redevelopment of a redundant timber yard and associated offices on Bramall Lane, Sheffield into 188 highly desirable residential apartments, 12 family houses, 700m2 of Grade A office accommodation and a food retail unit. The scheme was delivered with partner Magellan.

Tasked with finding space to help a timber merchant service the Olympic build in East London this project involved the redevelopment of two spaces forming a combined 4,000m2 of warehousing and distribution space. The project required identifying the property, negotiating with the existing tenants and the landlord to bring the two spaces together. Planning permission was also required for the trade counter operating within the building.

The site was identified and acquired as a replacement for an existing timber merchant trade counter operation. The refurbishment works involved the creation of a new trade counter facility, kitchen and bathroom showrooms, bulk display/storage together with call/collect facilities. Comprising 6,500m2 of accommodation on a 1 ha site.

The site was originally used for a DIY store. A planning application was made to Sheffield City Council to redevelop the site into a 1,200m2 food retail store and 600m2 medical centre with a 120-space surface car park. The development was held an investment until 2014.

After an extensive search of the locality with limited options we converted a 10,000m2 aircraft hangar famous for the being the home of Concorde into a timber merchant and engineered products factory. It required extensive discussions with Bristol City Council and BAe, the Landlord, to produce an access solution that worked for all. An innovative solution to provide access through the 20m high hangar doors gave access to offices, storage and the factory.

The construction of the first phase of the Chesterfield Waterside masterplan included a mix of 19 houses and apartments for affordable rent.
The Waterside masterplan covers 16 hectares and when completed will include over 1,000 homes and 30,000m2 of office space including a multi-storey car park.

Tasked with finding a new North London base for a timber merchant we eventually found this Borehamwood site which was potentially becoming vacant. There were protracted negotiations with the local Council, the Landlord who was Kent County Council and the occupier Smith News concluding with an agreement for Smiths to exit the 1.34 hectare site.
We refurbished and reorganised the buildings to allow for 3,500m2 timber merchant distribution, trade counter and associated offices. The first-floor offices of 680m were let to a third party, along with 40 car parking spaces.

New Bolton Woods is a long-term development and regeneration project building on the existing community of Bolton Woods and making a New Bolton Woods – a thriving and sustainable new village with the wide range of facilities common to any successful place.
The project will double the local population to approaching 10,000 people and the mix and quality of housing will improve as up to 1000 new homes are delivered. New Bolton Woods will also provide a purpose-built new local centre with a new Costa, Aldi food store and variety of other shops. The development will also include new medical centre, a school, sports and community facilities.

This development of 173 houses is being delivered by Avant Homes and forms part of Chesterfield Waterside masterplan. The houses are being built on a 6 hectare former timber yard.

This site was originally occupied as a kitchen distribution warehouse. As part of the New Bolton Woods masterplan it was rezoned for retail. A new 1,830m2 Aldi food store was developed as part of the New Bolton Woods masterplan along with a Costa and a third 1,000m2 unit.

West Bar Square is a prestigious new address in the heart of Sheffield City Centre’s Riverside Business District.
In early 2017 outline planning consent was granted for up to 140,000m2 of office-led mixed-use development. In addition to offices, it will also contain retail, leisure, hotel and living space and integrated parking.
West Bar Square is Sheffield’s main strategic city centre site for large-scale offices and buildings of up to 25,000m2 can be designed to meet exact occupier requirements.
The project is being delivered in partnership with Peveril Securities, the property arm of Bowmer & Kirkland.
